Legal services for sellers primarily involve preparing the conveyance documents necessary to complete the sale. In a typical real estate transaction the seller's attorney will perform the following functions:

* Prepare or review the Purchase and Sale Contract
* Prepare or review the Vermont lead paint Disclosure for properties built before 1978
* Prepare the Warranty Deed
* Prepare the Vermont Property Transfer Tax Return
* Prepare the Vermont Smoke and Carbon Monoxide Detector Certificate
* Prepare the Vermont Land Gains Tax Return for properties owned less than six years
* Resolve any title problems
* Prepare power of attorney for sellers unable to attend closing
